A little over a year and a half ago, Maddie and Ashley came to us to ask about our real estate business. They were curious about it and wanted to know how it all worked. They wanted us to teach them how they could do it on their own. We were so happy they expressed interest in land flipping. Pete and I were always talking about our wins and challenges, and it seems they were actually listening (every parent’s dream)! So we thought, why not? We taught them everything we knew and decided to help them all the way. The girls pooled their money together ($4,000 each) and put it in their company’s account. And that’s how the adventure began.
All a land flipper does is purchase land from a seller at a low price (usually below market price) and quickly sell it for a profit. This is especially true for investors who have the patience to research properties, find the most profitable ones, and do everything possible to buy said properties and make the right changes to them.
Pace is a host for A&E’s Television show “Triple Digit Flip”, which has been signed for 6 seasons and is currently one of the top real estate shows on TV. He is also one of the most creative real estate investors in the industry, with over 1,500 doors in his portfolio… most of which were acquired via creative finance.
Land flipping is based on a pretty simple model. You buy a property from sellers, you improve it a bit and make some minor changes to it, and then you resell it with a real estate broker or on the market.
Wholesaling is a great way to dip your foot in the water without buying properties left and right. It’s also a great way to start your real estate journey because, as Jamil says in this episode, “with some grit and some time and sweat equity, you can generate a lot of money.”
Over two decades ago, Pete and I met and got married. Then, in 2000, we bought our first house. It was an off-market deal, a starter home in San Diego that we bought for $195,000, and we were very excited about the whole thing.
